Overview
Samantha is an associate in the Eminent Domain Department. Samantha represents municipalities and public agencies in all phases of the eminent domain process, from the pre-acquisition phase through trial. Since joining the Eminent Domain Department in 2021, Samantha has served as counsel on acquisition and eminent domain matters for several public entity clients including the Cities of Rancho Cucamonga, Temecula, Manhattan Beach, and Buena Park, as well as the San Bernardino Transportation Authority in connection with the West Valley Connector Project.
Work for Clients
Samantha litigates a variety of eminent domain and real property issues including pre-judgment possession, right-to-take challenges, loss of business goodwill, severance damages, and inverse-condemnation claims. In addition to representing clients in court, Samantha has successfully negotiated settlements with several property owners and tenants, represented clients in mediations, prepared purchase and sale agreements and other real property agreements, prepared staff reports and resolutions of necessity, and advised clients in all phases of the pre-acquisition and condemnation process. Samantha also represents clients in non-eminent domain matters related to real property including trespass, nuisance, negligence, and breach of contract.
Professional Experience
Prior to joining the Eminent Domain Department at Richards, Watson, and Gershon, Samantha represented clients in civil rights litigation and appellate matters in state and federal court.
