Overview

Whitney Floratos is an associate in the Eminent Domain Department at Richards, Watson & Gershon. Whitney represents municipalities and public agencies in all phases of the eminent domain process, from the pre-acquisition phase through trial. As part of her work, Whitney helps clients understand and navigate through the unique and generally politically-charged eminent domain process.

Whitney has experience litigating a variety of condemnation issues, including but not limited to claims for severance damages, loss of business goodwill, and inverse condemnation. Whitney’s practice emphasizes streamlined dispute resolution, resulting in negotiated settlements with property owners relating to permanent easements, temporary construction easements, and relocation claims.

Professional Experience

Prior to joining Richards, Watson & Gershon, Whitney developed a comprehensive background in real property disputes relating to housing, construction, and rights of way.

Whitney navigated and negotiated complex easement disputes with property owners and members of the community relating to a major natural gas pipeline in the Bay Area. While attending law school, Whitney focused her studies on environmental law and clerked with the United States Department of Justice in the Environmental and Natural Resources Division. Once admitted to the California Bar in 2021, Whitney litigated a variety of civil matters, focusing on construction and housing.
